Planning advice for small developments

Pre-application service (fees apply)

Our pre-application service gives you the chance to discuss your proposed scheme before you submit an application.  A dedicated planning officer will let you know: 

  • if your proposal is likely to be acceptable
  • what might make your application acceptable
  • how we apply our policies to your proposal
  • the type of application form and additional information you need to submit

We can identify potential problems early and tell you how to address them. This will give your project the best chance of success.

Option to use our Development Team

If you choose the ‘meeting with Development Team’ option, we will:

  • offer a meeting with technical officers and specialists (for example relating to transport, design and pollution control), to determine the requirements for application submissions and/or supporting information
  • identify any potential planning constraints and the impact they may have
  • discuss possible planning conditions or legal agreements that you’ll need
  • clarify planning policies and issues specific to your site

The final decision on planning applications may be made by the Planning Committee, or delegated to senior officers. We are unable to offer guarantees about the decision that will be made on your application(s).
