Walsall is open to business. Our case studies demonstrate that we have experience in creating delivery structures and applying funding mechanisms and that we are a willing public sector partner for major development opportunities.

Project: Goscote Lane Corridor – Waters Keep

Newly built homes at Waters Keep

£101 million development comprised of 800+ new homes across 23 hectares of brownfield land, together with environmental and open space improvements. Construction of the scheme, led by Walsall Housing Group (land owner and social housing provider) and their developer partner Keepmoat, commenced in 2014 and is due to complete in 2021 as part of a phased programme. The mixed tenure scheme is being delivered in partnership with the Council, Black Country LEP and HCA, with £11.5 million of public sector funding supporting delivery.

Project: Old Square Phase 1

In 2013-15 the Council acting as developer and landlord to deliver the first phase redevelopment of the Old Square shopping centre within Walsall Town Centre. With a budget of £7.8m, leases with tenants Primark and Mid-Counties Co-operative were agreed and units handed over ahead of the target completion date. The scheme has been a catalyst for further retail development in the town centre, namely ‘The Quarter.’

Project: SPARK

As public sector landowners, the Council and HCA together with their consultants, have successfully carried out an OJEU compliant procurement process to secure a private sector developer partner for SPARK.

Located in the Black Country Enterprise Zone, the site has the potential to create circa 60,000sqm of industrial floor space. Whilst the site has significant site remediation constraints, the availability of public sector funding through the Enterprise Zone mechanism is supporting viability. Remediation work is anticipated to start in 2019, with the first units to be completed in 2021.
