Former Gasholders site (Darlaston Road) redevelopment project
Overview
We are developing plans to bring the former Gasholders site on Darlaston Road back into use. The site is currently vacant. It has been identified as an important location for future employment development.
The proposed redevelopment would create new industrial and logistics space. This will help us attract investment and support jobs in Walsall. The site is part of both the Black Country Enterprise Zone and the Walsall Growth Zone.

Proposed redevelopment
We need more employment land to support economic growth in Walsall.
The former Gasholders site has been unused for many years and needs significant work before it can be redeveloped. We need to address issues including:
- ground conditions
- flood risk
- ecology
- site access
We have secured funding to help bring the site forward. We are currently carrying out technical studies, planning work, procurement activities and land assembly to support the project.
Land and property requirements
To support redevelopment of the site, we need to improve the existing access from Darlaston Road.
The current access is restricted. This means we need to acquire some additional land and property interests.
We have appointed Avison Young to provide land and property advice for the project. They will work with affected landowners, residents and businesses and will seek to acquire any land or property interests needed through negotiation and agreement wherever possible.

Project updates
Any redevelopment proposals for the former Gasholders site will need planning permission. The current indicative programme includes preparation of the planning application to start in 2028.
As part of the planning process, you will be able to view the proposals and share your feedback.
We will publish any updates and information about how to get involved on this webpage.
If you have any general questions about the project, please contact Caroline Harper, Principal Regeneration Officer.
